1. Drafting Construction Documents: HD will draft a complete set of construction documents that provide details the exact location and construction method for every element within HD scope of work. The construction set usually contains the following items:
- Demolition Plan
- Layout Plan
- Planting Plan
- Irrigation Plan
- Hardscape Plan
- Lighting Plan
- Construction Details (may be multiple sheets of drawings)
2. Engaging Consultants: HD will send the set of construction drawings to consultants. The typical consultants required are the following:
- Structural engineer
- Civil engineer
- Lighting designers, irrigation consultants, fountain consultants, etc.
3. Building Department: HD will submit construction drawings to the municipal building department to obtain a building permit. Very often, building departments also require documents from consulting engineers. The building department process, like the planning department process, is unpredictable and can vary in its duration.
4. Pricing Bids: HD will send the construction documents out to contractors for pricing bids. These bids will be accurate representations of the cost of the project and will help in determining the selection of contractor. When requested we can provide a detailed, written breakdown of the project where specific parts; grading, plant material, sprinklers, laying of sod, install of mulch, etc. can be listed and a line item price requested.
